Resort Policies

The following rules and regulations are applicable For All RV Lease Holders, Their Guests, and Anyone Visiting Alberta Views RV & Golf Resort.

● In keeping with our ‘Good Neighbor Policy’ - please ensure you respect your neighbors.

● All park visitors must first be registered by the park manager or by one of our authorized park

representatives prior to entry.

● All RV-sites must reflect a ‘resort campground appearance’ and may not be turned into storage

compounds.

● Violating the Good Neighbor Policy in a manner which adversely effects the safety and rightful

enjoyment of the community may lead to a lease holder(s) breaking their lease agreement thereby

receiving a vacate notice and a prorated refund on their remaining lease – see lease for more details.

A. SPEED LIMIT, PARKING, VEHICLES AND RV UNITS

1. No vehicles shall be parked such that they block roads or driveways, or in any way interfere

with another person's use or enjoyment of another RV-site on the Lands. Emergency

vehicles must be able to pass through all access roads on the Lands at all times.

2. The speed limit is maximum 10 km/h for all motorized vehicles within the RV-Campground

- NOTE: impaired drivers will be reported.

3. Motor vehicles and motorbikes of any kind must have a valid license, registration, liability

insurance, adequate mufflers and must not be leaking fluids of any kind.

ATV’s of any type are not permitted in the Resort.

4. No inoperable motorized vehicles shall be kept on site.

5. Only one (1) RV is permitted on the RV-Site. No RV’s older than 15 years will permitted

without Resort management prior approval.

6. The RV-Site must be kept safe, clean, neat and free of litter and debris at all times.

7. Campers must place all refuse in the bins provided and are encouraged to recycle.

8. No tarps or wind shelters may be used.

9. Golf carts drivers must be min. 16 years of age or older and hold a valid Alberta Driver's

License. This is for insurance purposes. Younger drivers may operate a golf cart, however

they must be accompanied at all times by an adult 18 years of age or older.

10. Motorized toy vehicles: for obvious safety reasons, these types of toy ‘sit-on ride-on'

vehicles are prohibited from all roadways and parking lots. Children operating toy vehicles

must be in a common green space and be accompanied at all times by an adult.

 

B. PETS

 

1. Pets must be kept leashed and in control at all times – no off leash running. Pets are not

allowed to become a nuisance to other lease holders or persons. Pet owners and anyone

walking their dogs (kids included) must clean up after their animals and dispose of their pet

waste in a garbage container. All actions of the pets are the responsibility of you and your

party. You and your party are responsible for all pets that make excessive noise. No one

wants their pet(s) banned from the park so please, when it comes to your pet(s), exercise

appropriate care and attention while respecting the rights of all of the park’s campers & RV

residents.

C. FIRES

 

1. No open fires shall be permitted except small fires in contained fire pits, pits must be

surrounded by gravel/rock, spark prevention must be in place, a water hose ready to use

must be close by, and the fire must be supervised by an adult. All campfire bans must be

honored when required.

2. Barbeques and fire pits must be kept clean and free of leftover food, grease and garbage.

3. Fireworks on the Lands are prohibited.

4. The discharge of any weapon using projectiles (gun, crossbow, bow, slingshot etc.) is

strictly forbidden on the Lands, including the RV-Sites.

 

D. GENERAL RULES

 

1. Between the hours of 11.00 PM and 8.00 AM each day, noise must be kept to a bare

minimum. Loud activities, such as parties, loud conversations, playing loud music, running

equipment or vehicles during these hours is strictly prohibited.

 

ALBERTA VIEWS RV & GOLF RESORT

SITE IMPROVEMENTS REGULATIONS

 

The following represents a list of necessary items the Alberta Views management requires all Alberta Views

residents to adhere to:

ALL STRUCTURES MUST BE TEMPORARY

Zoning laws require all structures to be temporary. The park is not zoned the same as a residential

community.

EXCERPT FROM THE LEASE: APPENDIX B - ITEM 3D:

The Lessee may not build, erect or place permanent improvements or fixtures on the RV-Site;

ALL SITE IMPROVEMENTS MUST BE APPROVED PRIOR TO COMMENCEMENT OF

WORK

As per the lease, all improvements to your RV-site must first be approved and signed-off by authorized Park

Management.

EXCERPT FROM THE LEASE: APPENDIX B - ITEM 3E:

The Lessor's prior written approval, which will not be unreasonably withheld, must be obtained for decks,

sheds, gazebos and other temporary structures, including specifications, dimensions, materials used and

colors. The Lessee may alter the landscape, or add or prune trees on the RV-Site, provided it has received

the Lessor’s prior written approval. As per policy a new tree needs to be planted in place of any trees which

have received signed park management authorization for removal.

LOT COVERAGE AND FIRE REGULATIONS

Your leased RV-site cannot become a ‘compound’ whereby multiple temporary structures are butted up

against one another. Fire code regulations require a minimum of 1.5 meters between all temporary

structures including sheds, decks, fire pits, gazebos and temporary shelters - example: your fire pit, shed,

gazebo, shelter, and RV must be all be a minimum of 1.5 metres apart from each other. Additional county

and/or provincial regulations may apply.

MATERIALS AND COLOURS

In order to maintain the resort’s natural, outdoor experience, all materials and colours must be approved.

‘Earth-tone’ colours are mandatory – i.e. no bright or non-earth tone colours. Solid vinyl sheds are

encouraged as they require little maintenance and offer good, long-lasting value. Tarps are not allowed to be

used for shelter or privacy screens.

HEDGES, FENCES AND PRIVACY SCREENS

Hedges are recommended not only for esthetic reasons, but they also have no height restrictions which all

you to create incredible privacy. Fences are restricted to 4 feet in height (from ground level). Metal fences

are not allowed unless they are railing-style. Privacy screens can be a maximum of 6 feet tall (from ground

level), but may not be used as fences.

SUGGESTIONS: bushes, trees, prairie ornamental grasses, hedges are all effective for creating privacy and

are not subject to height restrictions.

CARE AND MAINTENANCE OF YOUR RV-SITE

As per the lease, the Lessee shall keep the RV-Site clean and maintain all existing improvements, fixtures &

landscaping on the RV-Site in good state of repair. If upon having received notification to cleanup a RV-site

and having failed to do so within the noted timeframe, a lease holder may be subject to a minimum charge

of $50+gst or greater depending on the scale of the cleanup.

MAINTAINING EASE-OF-ACCESS TO UTILITIES AND SEPTIC TANKS

All lease holders must ensure their utility right-of-way access, water and power posts are all easily

accessible by our park staff.

RV-SITES SHOULD NOT BECOME STORAGE COMPOUNDS

In order to maintain the ‘resort campground’ environment, storing of off-road vehicles, boats, trailers,

vehicles, materials other than firewood or essential campground-related materials will be monitored and,

should a RV-site become more of a storage compound, the lease holder may be required to remove some of

their property in order that their site fulfills not only the County’s zoning laws but the integrity of the entire

community at heart. Please ensure your RV-site maintains the look and feel of a resort campsite.

REQUESTING APPROVAL - SITE IMPROVEMENT FORMS AND COUNTY PERMITS

The process for getting approval for your Site Improvement(s) is:

STEP ONE: SITE IMPROVEMENT REQUEST FORM

All Site Improvement requests must first begin with a completed and detailed ‘Site Improvement’ form.

Forms are available from Park Managers and at the Camp-store.

STEP TWO: APPLYING FOR PERMITS - IF REQUIRED

Should you require a permit, you will need to bring your ‘written, signed-approval’ to the Lacombe County

office in Lacombe in order to apply for your permit. Permit costs are the RV-site lessee's sole responsibility.

STEP THREE: COMMENCEMENT OF WORK

Once you’ve received your permit (if required) from the County, you may begin work on the approved

work. If you do not require a permit from the County, then once you receive ‘written approval’ from the

Park Managers, you may commence work on your approved request.
